ZM Architecture had submitted a planning application for the creation of eight one-bedroom flats and one with two bedrooms at the upper floors of Norman House in Duke Street. An internal landscaped courtyard/garden would be provided at first floor level.

The Real Estate Investment Trust (REIT), which owns the long-vacant building, plans to retain the ground floor for retail use.

John McGregor of REIT said: “After three years of a void, we intend to secure a planning consent for an alternative use and to sell to a suitable developer/investor. A few suitors have made themselves known to us including the local housing association. As investors, we continue to be committed to this part of Glasgow and we intend to retain the retail element.”

A document included with the application stated that the property had been marketed extensively for three years without any office enquiries being received.

It added: “A few suitors have made themselves known to us including the local housing association.

“We have sought advice from professionals on planning, design, and occupier demand and our conclusion is that there is a need for affordable and social housing and the influx of new residents will hopefully generate requirements for the retail units.

“We would like to suggest the conversion of the disused office to residential is both positive and good use of otherwise vacant space reflecting market trends.”
