Bellair to demolish Pentland House in Livingston and redevelop site
Property developer Bellair (Scotland) Limited has acquired a prime development site of 1.35 acres in central Livingston in an off-market transaction for an undisclosed sum.
The Falkirk-based company has taken ownership of Pentland House in Almondvale Road, Livingston from fund managers Kennedy Wilson. The deal, which has just concluded, sees Bellair also acquire the site’s Heritable title from West Lothian Council.
Pentland House currently extends to 59,091 sq. ft. over five floors, and is situated in an excellent position alongside the Livingston main retail mall and designer outlet with its extensive parking facilities.
Bellair has obtained consent to demolish the property in order to take advantage of the site’s central location with demolition works commencing April 2018. These works will take approximately eight weeks to complete with the site suitable for a variety of commercial and residential uses, subject to planning permission, moving forward.
Commenting on the acquisition of the site, Colin Campbell, director of Bellair (Scotland) Ltd, said: “We are delighted to have acquired not only Pentland House but the site’s Heritable title from West Lothian Council. The property is strategically positioned within Livingston’s town centre so provides us with an excellent location for redevelopment. We will be progressing with demolition works on-site in April and look forward to putting in place our redevelopment plans.”

The appointed marketing agent Ross Allardice of HAS Retail said: “HSA Retail is delighted to be involved in this highly prominent site, which is in a great central location and in proximity to a wide range of amenities, including the Almondvale Shopping Centre and Retail Park.”
Bellair (Scotland) Limited has appointed HSA Retail as selling/letting agents with 3DReid architects currently working on a development feasibility study.
