Aberdeen City Council will meet this Thursday to debate Dandara’s plan to build 216 houses and flats on land to the south of Hazledene Road, on the western outskirts of Countesswells.

A design statement submitted with the application in December said the plan introduces smaller homes more suited to smaller families and individuals within the wider Pinewood and Hazledene development, while also retaining the larger family homes.

It said: “Following a review of the accommodation previously provided, it was felt the dwellings should range from two-bedroom apartments through to five-storey detached dwellings but with a greater emphasis on smaller-occupation dwellings.

“There can be no doubt the unit mix proposed, in addition to that already delivered, provides a much greater variety of housing choice and type, which caters to all aspects of the market including single people, families, elderly and disabled.”

Planning officials have recommended approving the newest tranche of housing as long as legal agreements are signed with the firm.

A report to the planning committee reads: “The proposal sees a range of house types, including two, three, four and five-bedroom dwellings and a small number of two-bedroom flats.

“The principle of residential development on this site is well established through its allocation in previous iterations of the Aberdeen Local Development Plan and the previous granting of planning permission.

“Provision is made for equipped play space within a central landscaped open space, and the central spine road allows for the provision of bus services.

“Provision is made for surface water drainage and the site is not at risk of flooding. On balance, it is concluded the proposal demonstrates its accordance with the provisions of the development plan.”

The latest proposed housing development would be spread across five different development zones.

If the plans are approved, this would increase the total number of homes within the wider site to 479.
