Crosbie Homes delivers social housing development in North Lanarkshire
Crosbie Homes, the new build housing arm of Morris & Spottiswood, has delivered high quality social housing in North Lanarkshire after entering into its first development agreement with Clyde Valley Housing Association.
Crosbie Homes identified the land and worked in conjunction with its in-house design team, McLennan Partnership, allowing it to meet both design and build needs for Clyde Valley Housing Association from the offset.
The new-build development in Craigend Drive, Coatbridge, consists of 14 properties, six houses and eight cottage flats, providing much needed social housing in the area and delivering against North Lanarkshire Council’s Housing Investment Programme (SHIP) which aims to deliver almost 3,000 affordable homes over the next 5 years, regenerating and investing in the local community.
Built on a brownfield site it required innovative solutions to address varying ground levels and substrate conditions, including stair access to gardens with planted slopes. Limited site storage for materials and time constraints for services installation due to neighbouring properties meant that precise project planning and communication was essential to overcome these challenges.
Each property has facing brick superstructures and tiled roofs with solar panels. Both electric and gas SMART meters were installed and hard and soft landscaping was put in place across the site.

The total cost to develop the project was just under £2m which received funding from the Scottish Government Grant of £1.1m.
