Demolition works begin at Loch Leven retail hub project

Indicative plans for Loch Leven Gateway

A project to introduce a new retail and community hub at the former British Car Auctions site at Bridgend in Kinross has begun in earnest.

Loch Developments Ltd, advised by LSPIM Dev Co, has announced that the demolition of buildings for the regeneration is now underway and is expected to be completed by the end of the summer. 

To be named Loch Leven Gateway, the development is anticipated to open to the public in summer 2026.



The nine-acre brownfield industrial site has lain derelict for several years and the Loch Leven Gateway will bring it back into use, offering local people more choice and complementing the local high street. Potential occupiers could include a garden centre, a food retailer and a coffee-based drive-thru. Provision will also be made for electric vehicle charging and cycle parking.

As part of the development, Loch Developments is looking to create new vehicle and pedestrian gateway and access points to the Loch Leven Nature Reserve and Heritage Trail car park, ensuring better access routes. An improved junction and new access road into the retail park, will also be formed to safely manage traffic.

In addition to a retail-led scheme, the project team is considering other complementary uses for the site, such as trade counter and multi-let industrials.



Further details will be progressed in line with Perth & Kinross Council’s timeline for the delivery of flood defence works, for which it secured funding earlier this year. Following this, a detailed planning submission will be lodged.
