Flats and retail plan for derelict Dundee site
Plans have been submitted to rejuvenate a derelict Dundee city centre site with new flats and a retail unit.
Dundee architects James Paul Associates has lodged proposals for the creation of an eight-storey block of 28 flats and a ground floor retail unit on the corner of Trades Lane and Seagate.
The development would bring the first new facilities to the corner of land directly opposite Seagate Bus Station since a two-storey factory unit on the site was demolished two years ago.
The factory, once been used by McLeish Fresh Foods, had been unoccupied since 2008 before it was demolished.
In a statement included with the application, Angus Paul, of James Paul Associates, said the block would be respectful of the surrounding flats on both Trades Lane and the Seagate, while also adding to the area by building on the site.
He said: “The aim has been to design a contemporary yet respectful development that seeks to both integrate within that context and robustly reinstate the current void in the Seagate streetscape.
“The guiding design principles for these proposals have been largely informed through reference to the neighbouring context of the red brick building of Watson’s Bond.”
If approved, the new block would also feature a public art installation by local artist Nael Hanna to enhance the block’s visual appeal.
Inside, 28 two-bedroom flats would take up floors one to seven, while the ground floor would host a commercial unit, bicycle storage and a shared yard area at the rear of the building.
Mr Paul added: “The aim is to provide a contextually inspired work for the amenity of the public.
“Nael has previously produced a number of public artworks locally and has experience in this nature of work.
“The works use high-quality, durable materials to ensure a robust, attractive appearance, while maintaining a resistance to the elements and possible vandalism.”
