Green light for mixed-use transformation of former Dundee jute mill

A mixed-use scheme on the site of a former Dundee jute mill, including housing, a nursery and commercial units, has been granted planning permission.

Eagle Mills extends over approximately 1.7 acres and comprises two main components. 

The main mill block on Victoria Street is a B-listed building dating back to 1864. The structure was extended in 1930, adding Art Deco elements, while the interior features iron-framed columns carrying brick arches.



The site has detailed planning permission and listed building consent for a mixed-use scheme in two phases, encompassing 68 dwellings, commercial units and 55 car parking spaces.

Phase one focuses on converting the listed mill into 34 apartments, a nursery school and a small café, along with commercial space and 31 parking spaces.

The second phase includes an L-shaped new-build block with 34 apartments, a commercial or retail unit, and 24 parking spaces. 



Eagle Mill also has a basement level with around 19,547 sq ft of potential commercial space, with a floor-to-ceiling height of approximately 7.5 meters.
