Homes planned for Kippen farm steading
Hillfoot Homes has submitted plans to build courtyard-style housing at the site of a former farm in Kippen.
The proposal comprises of six homes on brownfield land at Fairfield Farm, north of the A811.
The steading, which is now ruined, had been used to milk production which had ceased in 2002, The Stirling Observer reports.
The developer said in a supporting statement that despite planning approval being granted in 2010 for the redevelopment of five homes “the site did not find favour with potential developers and remains undeveloped”.
The statement continued: “The viability of such a limited form of development was always questionable and was unlikely to be able to support the costs of site remediation and the need to bring services from a distance.”
Since the approval of the 2010 plans, according to the statement, the building “has seen significant deterioration, and its potential for redevelopment in the approved format is now questionable as roofs were removed for rating purposes leaving the wallheads exposed to the elements”.
Hillfoot Homes also stated that the planned development will face towards the A811 and “will fit very well between the two existing houses at Fairfield Farm”.
Decontamination of the land will be secured and the access roadway resurfaced with passing places.
The statement added: “The proposed houses have an eaves and height ridge comparable to the original farm steading buildings and will be finished in material appropriate to the countryside location.”
The developer’s statement concludes that the scheme is an opportunity to “secure the environmental upgrading and appearance of a highly visible site” and return it to “positive use”.
