J Smart & Co begins work on speculative industrial development in Bathgate

Construction work has started on a new industrial development at the entrance to Whitehill Industrial Estate in Bathgate.

With industrial space in Scotland’s Central Belt in short supply, this speculative development at Inchmuir Park will deliver 58,628 sq ft of high specification industrial and trade accommodation.

The individual units will range from 3,231 sq ft and are expected to be ready for occupation in early 2026 featuring:



  • A minimum eaves height of 6.5m, rising to 8.5m
  • Electric roller doors (4m wide x 5m high)
  • Solar panels and EV charging points
  • An anticipated EPC rating of A
