Mosaic breaks ground at £20m residential development at Granton Harbour

granton harbourWork has started on-site at a £20 million waterfront residential development designed by Mosaic Architecture + Design at Granton Harbour in Edinburgh.

Plot 27 forms part of the western breakwater edge of the Granton Harbour masterplan. The plot is bounded by the Firth on the west and canals, which are already constructed, to the east and north. To the south is the main boulevard.

The development will provide 132 units, of one, two and three-bedroom apartments with penthouses and duplexes, with 100% undercroft residents parking and 10% surface parking for visitors. Each ground floor flat has access to front gardens.

Mosaic said that the design and massing respond to the nature of the adjacent streets, canals and open spaces.



The side canals have an intimate four to five storey scale. With the wider boulevard and the firth, the scale increases to six and seven storeys. There are two highpoints of eight storeys, both on the main canal, one responding to the firth, and the other to a vista within the masterplan.

Each building has six cores entered from street level, and each ground floor apartment can be accessed directly off the street, which promotes an active street frontage. Balconies are provided to all upper apartments to further activate the facade.

Neil Haining, director of Mosaic, said: “The design of the elevations and the use of materials helps to create a development which identifies with the waterfront location in Edinburgh and creates local identity and good place.

“The building massing, form and fenestration has undergone various developments in the dialogue with the local Planning Authority. Additionally, articulation, skyline, materials, internal planning, tenure mix, amenity space, street interaction, urban design and public realm have all created a rich mix of elements which will create a real sense of place for this development.”



Janice Russell, director of McTaggart Construction, added: “The local community will start to see this development, for Link Housing Association, take shape over the coming months and it will undoubtedly transform the area. We will provide high quality, sustainable homes for the Association’s prospective tenants in the long-term as well as jobs and training opportunities for locals during the construction of the homes.”

The first residents are expected to move in to the new development in 2019.
