Newly refurbished Octagon hits Glasgow office market
Carey Group has launched its newly refurbished offices at The Octagon at 35 Baird Street in Glasgow onto the market.
The offices, located on the 1st floor of the two-storey building against a backdrop of an acute lack of good quality office supply in the city.
Represented by Savills and GVA, the building features a range of high-spec suites with the advantage of installed 1GB fibre connectivity and generous levels of car parking not found within the city core.
Colin McGhee, associate director in the Scottish business space agency team at Savills, said: “As Glasgow continues to see a dearth of new offices coming to market along with an ongoing lack of quality refurbishments, The Octagon offers much needed relief with the benefit of flexible floor plates and built-in fibre connectivity. As such we expect to see strong interest from a variety of sectors given the quality of the refurbishment.”
According to Savills, office take-up in Glasgow City Centre year to date totals 578,223 sq ft (53,718 sq m) with headline Grade A rents at £32.50 sq ft (£350 sq m). Carey Group plc acquired The Octagon in January, with Savills advising the vendor.
David Buzzard, Investment Manager at Carey Group plc, adds: “We felt the Glasgow City office market was lacking modern and contemporary office space for medium-sized businesses. Therefore, we are looking forward to bringing The Octagon to the market as tenants will be impressed with the design and quality of finish”.
Anne Murray, Inward Investment Manager, Invest Glasgow said: “Invest Glasgow is delighted to see the opening of the new office space in The Octagon. Glasgow has an ambitious target to create 50,000 new jobs by 2023 and it’s critical that we have modern, fit for purpose work spaces to accommodate them. We look forward to working with the Carey Group to promote the development.”
