Persimmon acquires Dennyloanhead land from Mac Mic Group for 568 new homes

Mac Mic Group and Persimmon Homes East Scotland have completed a land sale agreement for a site in Dennyloanhead, Falkirk.

This significant milestone marks the next step in delivering new sustainable homes and local infrastructural improvements to the area.

The development will be located at a 78-acre site to the west of Dennyloanhead, bordered by the M80 to the north and the A803 to the south. It will comprise a mix of house types, including detached, semi-detached, and terraced houses, and there will also be a provision for 15% affordable housing delivered on-site.



The plans for the site also include the creation of parks, equipped play areas, and informal open spaces, with green network walking routes linking to the wider countryside. Local biodiversity will be enhanced through supplementary woodland planting, the seeding of meadows and grassland, and the provision of roosting bat boxes in the woodlands. The design considers the topography of the land and will enable stunning views across the countryside from the new homes, while allowing organic growth of the existing town layout to include new residential streets and connected paths and well-defined green spaces.

Mac Mic Group will independently deliver a local neighbourhood centre, including a new local retail offering on the development site. In addition, Mac Mic Group, in partnership with I & H Brown, will deliver infrastructure upgrades to the M80, unlocking capacity for up to 1,200 new homes on other sites in the area, in line with the Falkirk Council Local Development Plan.

The site was included in the Falkirk Local Development Plan for the development of a major new residential neighbourhood to meet housing needs and facilitate community regeneration and commercial investment. Mac Mic Group worked with local landowners to assemble the land required for the development. It also secured planning permission in principle, as well as detailed infrastructure consent, which then allowed the site to be marketed.

This process secured best value for the landowners and attracted a high-quality development partner in Persimmon Homes East Scotland to the project. Together, Mac Mic Group and Persimmon Homes East Scotland secured detailed planning for 568 homes.
