Persimmon given go-ahead for 191-home Crossgates community

Fife Council has approved a planning application for a new community at Old Perth Road, Crossgates.

The development will deliver a diverse mix of 191 high-quality, energy-efficient homes, suitable for first-time buyers, growing families, and downsizers. Ten of the homes will also be transferred to a housing association, helping to meet local affordable housing needs.

The Crossgates development will also bring significant community and economic benefits, including:



  • A new segregated active travel route connecting Manse Road to Main Street
  • New public footways linking to the existing community and Halbeath Park & Ride
  • Accessible open spaces and improvements to existing public areas at Manse Road
  • Public artwork, seating areas, and scenic views over Crossgates
  • Solar panels and electric car charging infrastructure to lower household bills and emissions
  • Over 120 new local jobs and apprenticeship opportunities.

The plans were influenced by two public consultation events, with local feedback taken on board in developing the final proposals. A detailed assessment confirmed that the plans meet all of the council’s environmental and noise standards, ensuring a high-quality and sustainable living environment for future residents.

Persimmon will now move forward with preparatory work before starting construction later this year.
