Persimmon Homes was given the go-ahead to start construction on Phase One of the development, between Pirnhall and Bannockburn, at the latest meeting of the Panel on Tuesday.

Phase One will include 83 homes for sale on the open market, with an additional 25 homes allocated for affordable housing. All homes in the development will be energy efficient, with the use of enhanced insulation and solar panels.

South Stirling Gateway is a key strategic development for Stirling Council and is expected to help deliver economic growth across the area, as well as increasing access to affordable housing. Persimmon Homes was granted permission in principle for the site in June 2020.

The approval of detailed planning permission comes just five weeks after the Durieshill development, a 593-acre site between Bannockburn and Plean, was given final approval by Stirling Council’s Planning and Regulation Panel.

It will see the creation of more than 3,000 new homes by developer Springfield Properties over the next three decades, 25% of which will be affordable housing.

South Stirling Gateway is expected to deliver around 800 energy efficient homes over several phases, with almost 200 to be allocated for affordable housing.

The developer has also committed £10 million towards a new primary school and secondary school provision and more than £500,000 to support local healthcare facilities.

The development will include new play parks and open public spaces; major road upgrades, including new junctions on the A91 and A872; active travel routes; a park and ride facility and provision for local retail operators. It is expected to lead to 200 new construction jobs, including apprenticeship opportunities for local young people.

The development site includes the former Brucefield Family Golf Centre and Corbiewood Stadium and extends to almost 40 hectares, with Phase One accounting for almost seven hectares.
