The planning application for the site that is allocated for housing in the council’s Local Development Plan includes proposals for 37 of the homes to be transferred to a housing association to help local people in housing need.

The wide range of new homes has been specifically designed to meet the needs of the local housing market – ranging from one to four bedrooms. All homes will feature solar panels as part of a focus on cutting carbon emissions and lowering household bills.

Around 40% of the Corseduick Road site would be dedicated to open spaces of various sizes, including a large open space for sports activities. The development would also feature a community orchard and play facilities.

Embracing the 20-minute neighbourhood principle, there will be connections to existing active travel routes, including a safe walking route to the local school. Land has also been set aside for the potential widening of Corseduick Road and Disblair Lane.

The new homes would see more than £300,000 invested in supporting the local community – including funding for local healthcare facilities. It is estimated the development will create around 70 local construction jobs each year, with a further 55 in services and other local firms.
