Working with an international supply chain operator, Scarborough Muir Group (SMG) has this week submitted a formal Proposal of Application Notice (PAN) to Fife Council for the development of a major new industrial and logistics scheme at its Queensferry One project in Rosyth.

Situated at the gateway to Fife, adjacent to Junction 1B of the M90 and Queensferry Crossing, Queensferry One spans 120-acres of brownfield land and already has outline planning consent for 1.4m sq ft of mixed-use space.

However, strong growth in the eCommerce sector, combined with a dearth in availability of good quality industrial and logistics space across Central Scotland has prompted SMG to revise its original masterplan.

The proposed scheme will form the first phase of the new development approach at the site, which is tipped to become the largest international industrial and logistics hub in the Central Belt of Scotland. Not only will it regenerate a significant amount of brownfield land, it will also provide a substantial economic boost to the local area.

“We’re now giving the public the chance to have their say on the first phase of our proposed scheme, which will provide significant socio-economic benefits to the local community, and look forward to engaging with them as we progress through the planning process.”

SMG intends to submit a planning application for the proposed scheme later this year following the minimum 12-week consultation period, with a view to commencing construction in early 2023. It is envisaged that the construction will take approximately 12 months to complete, with the new hub fully operational by early 2024.

As part of the statutory consultation requirements, details of the PAN will now be shared with community councils and feedback sought from local residents and community representatives via a public exhibition.
