£12.6 million investment announced for XSite Braehead

XSite Braehead has secured a combined £12.6 million investment in the site.
The money is drawn from a partnership of tenant and owner contributions and includes the opening of the world’s longest indoor e-karting track and e-sports venue, K1 Speed, within the centre later this year.
The news of this investment comes off the back of a very successful 2024 for XSite, which saw them welcome over 2.1 million people throughout the year. Q4 was particularly successful with November footfall up by 10.4% versus 2023 and December footfall up +14.5% vs the previous month. This was as people flocked to the centre to spend time with friends and family enjoying the mix of entertainment attractions and bars and restaurants, including TGI Fridays, Pizza Express and Nando’s in the run up to Christmas.
As well as the multi-million-pound introduction of K1 Speed, existing tenants continue to invest heavily in their presence at XSite. TENPIN has undergone an exciting transformation with the addition of four new bowling lanes, two private karaoke rooms, and a complete makeover of the bar. This refurbishment will be closely followed this year by Paradise Island Golf which is undertaking a significant overhaul, including the addition of a high ropes course. Coupled with the expansion of family entertainment centre Funstation and alongside the offering from other tenants including Odeon IMAX – XSite Braehead continues to offer an enviable range of premium entertainment options to visitors.
To support the tenants and encourage visitation, further investment includes a significant marketing campaign across multiple channels including broadcast, out of home and social media and the centre is also working to finalise many other exciting leasing deals.
Kitty Vaughan, head of UK leisure and F&B at Pradera Lateral, XSite’s asset management team, said: “2025 is a landmark year for XSite Braehead with the introduction of new tenants, and significant enhancements to the already popular existing attractions. This large scale, unprecedented investment highlights XSite Braehead’s ongoing commitment to evolving and enhancing the visitor experience and with this we are setting the centre up for an extended period of exceptional growth.”
“As we move through 2025, XSite Braehead continues to embrace its role at the heart of the local community. It proudly engages in multiple local associations including the Renfrewshire Chamber of Commerce to promote local business success and actively supports local charities including The Glasgow Children’s Hospital charity and St Vincents Hospice Renfrew Rotary Club.”
