Revamped masterplan narrows focus of Queensferry One development
Scarborough Muir Group has revealed a new masterplan for its £250 million Queensferry One development at Rosyth waterfront.
Proposals outlined in 2017 included 450,000 sq ft of new offices; 800,000 sq ft of industrial, manufacturing and logistics warehouses; 60,000 sq ft for roadside type uses (such as a service station and food outlets) and a 120-bed budget hotel.
However, the firm revealed it has now taken a “strategic decision” to instead create a major distribution hub following a resurgence in the industrial and logistics market which has been fuelled by the impact of Brexit and Covid-19.
CBRE and Colliers have been appointed to jointly market the project, which is situated adjacent to junction 1B of the M90 and Queensferry Crossing.

By adjusting the mix of uses to reflect the latest market dynamics, Queensferry One is now better positioned than ever before to provide a combination of high-specification industrial and logistics space in an attractive and easily accessible environment.
“The revision of the masterplan was also an opportunity to re-evaluate our agency team. We selected CBRE and Colliers for their collective experience and expertise in the industrial and logistics market, as well as their fresh ideas and new ways of thinking, and we look forward to working with them in finding the right occupiers for Queensferry One.”
