Revised Cupar North expansion plans set for consultation
A public discussion will take place next week into an updated masterplan for the Cupar North expansion, more than ten years after the first planning application was lodged.
Persimmon Homes’ proposals include plans for 1,480 homes, a new primary school, and a relief road. A hotel, restaurant, retail and a petrol station are also mooted as part of the major development.
Outlining its vision on the consultation website, Persimmon said: “Our ambition is to create a high-quality and sustainable expansion of Cupar. This is an opportunity to create a new district with areas of distinct character that responds to its immediate context as well as the qualities of place that make Cupar such a successful and desirable town in which to live. Cupar North will be well-integrated with the existing town and ensure high levels of connectivity to the town centre, prioritising opportunities for pedestrians and cyclists.
“An extensive and well-connected network of green spaces will provide a variety and hierarchy of spaces which are multi-functional. These spaces will combine green and blue infrastructure as well as integrate a framework for the enhancement of ecology across Cupar North.
“The proposals are for a variety of family homes which integrate positively with areas of publicly accessible open space, all of which respond to the key characteristics of the site. We seek to embrace the sites inherent qualities such as landscape features, south facing aspect, views towards and close proximity to the town centre, and access to surrounding landscape.
“A key component of the proposals includes the new Cupar Relief Road. As well as being an important piece of infrastructure that will benefit the whole town, it also provides the opportunity to create a series of new gateways from the east, west and north. The masterplan seeks to take full advantage of this by creating high-quality and well-designed arrival points.
“Landscape and placemaking are significant drivers for the masterplan, in which the creation of multifunctional spaces provides amenity for residents.”
A live interaction session will take place on June 16 between 1pm and 7pm.
