Development company S Harrison has submitted a planning application to give another disused site in West Edinburgh a new lease of life as a student accommodation scheme, less than two weeks after unveiling plans for a nearby site on Gorgie Road.

This latest development will offer 394 bedrooms, including 48 studios and a range of cluster apartments, each with between six and nine bedrooms. It will also incorporate secure cycle parking for every resident, landscaped grounds and communal space including breakout study rooms, a games area, gym, cinema and laundry.

The site is on the corner of Westfield Road and Westfield Avenue, close to Murrayfield Stadium and directly opposite Sainsbury’s. It is currently home to a vacant retail unit that was previously occupied by Sterling Furniture, before the company expanded to new premises at Fort Kinnaird Retail Park.



In April, York based S Harrison submitted another planning application to create a 269-bedroom scheme in two buildings, complete with amenities, on Gorgie Road next to the Water of Leith. S Harrison acquired both sites last year.

Gavin Douglas, from S Harrison, said: “This development will breathe new life into a prominent site that is within easy reach of many of Edinburgh’s leading universities. It’s in a sought-after location, with a large range of shops and leisure amenities on the doorstep, as well as being on many busy bus routes, Murrayfield tram stop is just a short walk away and it’s near Edinburgh’s Core Path network providing easy access by cycle and foot around the city. We’re also proposing to bring the City Car Club scheme to Westfield Avenue which will benefit both occupiers and surrounding neighbours.

“Despite there being strong demand from students in Edinburgh for high quality, purpose-built accommodation, there has been limited supply in recent years and this development, along with our Gorgie Road proposals, will help to alleviate the problem. Both schemes will also regenerate two disused brownfield sites and significantly help to free up housing stock in the area for local people and families.”

S Harrison has made a significant investment in Edinburgh in recent years. In 2016 it completed work on a £23 million, 240-bedroom student accommodation scheme, with retail units on the ground floor, on Leith Walk, known as Haddington Place. The company is currently transforming Buchan House on St Andrew Square in Edinburgh’s New Town into a 72-bedroom Malmaison hotel with bar and brasserie.



S Harrison is currently exploring opportunities for a 0.6 hectare site on Ocean Drive in Leith, as well as pursuing planning approval to transform a 1970s office building in the West Coates area, into a new hotel development. The gross development value of the five current schemes will be approximately £150million and the company is now exploring further opportunities across Scotland’s central belt.
