Scotia Homes submits plans for new homes in Ballater
Invercauld Estate and Scotia Homes have submitted plans to bring 107 new homes to Ballater.
The site, which enjoys a stunning setting on the eastern edge of the village, next to the Deeside Way and Monaltrie Park, has been a longstanding residential allocation in the local development plan.
The proposed development includes a range of one to four-bedroomed homes, all thoughtfully designed, and one of its key features is the inclusion of 38 affordable properties, which will provide much needed accommodation in the village. Delivery of these units will be based on a local letting initiative, which will give priority to local people.
The proposed masterplan has been carefully prepared, to ensure that it will enhance and protect its sensitive setting on the edge of the Ballater Conservation Area, and also to respect the adjoining Cairngorms landscape.
The layout includes very generous amounts of open space, within which there are significant areas of landscape planning, and a broad range of pedestrian and cycle linkages will be created to connect both to the Deeside Way and the nearby village centre.

The plans have been prepared following extensive consultation with the local community, which has resulted in significant improvements being made, to take on board the important views which have been expressed.
“We are aware from our dialogue with the community that there is considerable demand from local people for new homes in Ballater, and we very much hope that the proposed plans will be supported to allow these to be delivered.”
