Shepherd and JLL to market former Dundee college building
A former Dundee college building has been put up for sale after plans for a build to rent and serviced apartments development fell through.
VOXCAP Investments (Dundee), part of Whiteburn Projects, gained planning consent last year to create 111 build to rent apartments with car parking and 24 serviced apartments at the former Dundee College on Constitution Road.
But the developers told Scottish Construction Now last month that the project was unviable due to a lack of funding.
Shepherd Chartered Surveyors and JLL have now been appointed as joint agents to market the 2.26-acre site as a city centre residential redevelopment opportunity with planning permission.
A fine example of 1960’s brutalist architecture, the prominent concrete framed East Tower extends over nine storeys and occupies an elevated position commanding outstanding and unrivalled views south over the city and Tay estuary.
The property benefits from residential detailed planning consents, including abundant car parking provision. The redevelopment opportunity has planning consent for conversion into residential use. Redevelopment proposals have largely retained the existing structures and refurbished to deliver up to 10 floors of accommodation and extensive amenity space.
Gerry McCluskey, partner in Shepherd’s Dundee office, said: “The property’s recent planning history includes planning permissions for redevelopment of the property into residential use delivering high quality flatted accommodation for rent.
“In 2015 planning permission was granted for a proposed redevelopment and change of use of the former college site into mixed-use development comprising 110 flats, with office, café, cinema, gym and storage accommodation, including associated external alterations, parking, infrastructure and landscaping works.
“Furthermore, change of use and redevelopment of the former education facility to 111 apartments, 24 short-stay serviced apartments, shared social and leisure space with café, laundrette, cinema, gym, storage space, shared living and ‘home working’ areas together with associated hard and soft landscaping, was granted in February 2018 with no S75 obligations.”
