Sheratan proposes a further 680-homes for Edinburgh development

Generic Lovell housing imageDeveloper Sheratan Ltd has put forward proposals for a new housing development, primary school and parkland at Edmonstone Estate in the Little France area of Edinburgh.

The company has lodged a proposal of application notice (PAN) for the new development, to be called Edmonstone Home Farm, signifying its intent to lodge a planning application in the future.

The latest proposed development is set to include 680 homes, 25 per cent of which will be affordable housing.

Sheratan already has planning permission for 510 homes at the Edmonstone Estate and the latest plans would come in addition to those.



The plans also include a new two tier primary school and a park stretching from Little France Drive to Craigmillar Castle built on land surrounding Edinburgh Royal Infirmary.

However, residents who fear roads, schools and GP surgeries won’t cope with such an influx of new families could be gearing up to mount opposition to the proposals with some saying that they feel left out by the planning process.

A neighbouring 173-home scheme, which had been caught up in delays to the city’s local development plan housing blueprint, was granted by the Scottish Government on appeal, without being considered by councillors.

Local Conservative councillor Nick Cook has said that he shares the concerns of residents.



He said: “Given the significant scale of development already being proposed across south-east Edinburgh, this latest application will only add to the feeling local residents have of being a community ‘under siege’ by new developments.”

But Sheratan has moved to head-off local resistance, saying that the 170-acre site will be ‘masterplanned’ to maximise the benefits to the area and the rest of the Scottish capital, with the developer proposing to retain around 70 per cent of the land as greenspace, including parkland and cycle and pedestrian links.

The developer said the parkland would “create space for recreational opportunities and provide strategic greenspace links, connecting local communities to employment opportunities and connecting developments”.

A spokesman for Sheratan said: “We are delighted to be bringing forward proposals for Edmonstone Home Farm, which will not only deliver much needed housing for the City, but a new primary school and park, which has been a long-term aspiration for the Council.



“This is a non-contentious site, given the very limited local opposition to previous proposals in the area, and we look forward to further meetings with the local community and hearing their feedback as we progress.”
