Studio LBA has been selected to lead the next residential phase of the St Andrews West masterplan development.

Following the successful progress of the initial residential phase, which is set for completion in November 2026, the architecture and design practice has been appointed to continue shaping the expanding community.

Situated near the renowned St Andrews Links and West Sands Beach, St Andrews West is a mixed-use development designed to foster a sustainable community. The masterplan includes 900 homes alongside retail spaces, educational institutions, and a business hub. The neighbourhood also features the acclaimed Madras College School and the Morar Living care home.

With 46 homes already completed and 54 currently under construction, the upcoming phase will introduce 110 additional residences. This phase will offer a diverse range of housing options, including family homes, flats, downsizer apartments, and mid-market rental units, catering to varying lifestyle needs.

As the master developer, St Andrews West LLP remains dedicated to creating high-quality public green spaces, active travel routes, and biodiversity initiatives. Committed to Scotland’s net zero emissions target for 2045, all homes will be equipped with air-source heat pumps and designed to achieve a minimum EPC rating of B.

Lynsay Bell, managing director of Studio LBA, shared: “Our design approach for these residential phases takes inspiration from the traditional St Andrews architectural style, reinterpreting it for contemporary, energy-efficient living. Our vision prioritises quality placemaking, fostering a strong sense of community while delivering well-designed, functional homes. We are eager to build upon this foundation, further emphasising sustainability, design excellence, and community well-being.”

The new phase will integrate modern architectural features such as pitched gables, fisherperson colony-style apartments, and heritage-inspired facades that honor the town’s historic character. These elements will be complemented by contemporary aesthetics, high-quality materials, custom detailing, and carefully curated landscaping.

St Andrews West will also provide shared community spaces, including play areas and gardens, linked by green pathways and tree-lined streets. Designed for safety and sociability, the pedestrian-friendly streets will feature recessed parking and natural screening to minimise the visual impact of vehicles while promoting active travel and community interaction.

Joe Headon, managing director of Headon, expressed enthusiasm for the continued development: “St Andrews West has been in the works for decades, and we are thrilled to see it coming to life. As a family-run business with deep roots in St Andrews for over 30 years, we are committed to exceeding expectations in creating high-quality homes and thriving communities. Seeing residents already settled and enjoying the development’s modern features is incredibly rewarding.”

He added: “We have been impressed by Studio LBA’s design-led approach in the early phases, incorporating innovative and energy-efficient features. We look forward to seeing these principles carried forward as we continue developing a sustainable and well-connected community.”
