Swan Group submits housing plans for Glasgow’s East End

Swan Group has submitted plans to build 151 flats beside Newhall Street in Glasgow’s East End.

Mast Architects will collaborate with the developer on the project if approval is granted.

The site is located on a triangle of brownfield land next to the Clyde and across from the Police Scotland Dalmarnock building.

The developer intends to build a mixture of one and two-bedroom apartments in five blocks, ranging from four to six floors. A total of 128 car parking spaces would also be provided.

If approved, prominent gables will be aligned with pocket parks with a landscaped central amenity area at the heart of the plan overseen by DWA landscape architects.

Detailing this approach, Mast Architects wrote: “Both block types employ a formal rational architectural language for the outward-facing public facades in contrast to a more informal treatment of the internal facades consistent with traditional tenement architecture.

“The vertical format of fenestration is applied across the blocks to tie the scheme together and provide a lightness to the masonry facades that recalls the many traditional industrial mills that once stood alongside the Clyde.”

The news follows a further Glasgow development which was announced by Swan Group at the end of 2019.

Phil McGinlay, managing director of Swan Group, said: “We’re excited to submit plans to bring even more homes to the East End of Glasgow. The 151 high-quality homes in Newhall Street, will help with the growing demand for more accessible and affordable housing across the city.

“It’s a great start to 2020 for Swan Group and follows two other Glasgow developments which were announced in 2019. As a Glasgow based developer working across the UK, we are passionate about creating new communities and look forward to working with Glasgow City Council and a range of housing associations as we move forward.”

Martin McKay, executive director of regeneration at Clyde Gateway, said: “The redevelopment of Newhall Street has been a long term objective for Clyde Gateway and we are pleased to see Swan Group’s ambitious plans. We are always really encouraged by the demand for new homes in Clyde Gateway and with Newhall Street just a short walk from our business locations it will contribute to our aim for Clyde Gateway to be an area in which people can live and work.”
