Third bid for Forfar green light sees affordable housing pulled

A developer has dropped affordable housing from its plans to build on a site in Forfar as part of a third attempt to gain planning permission.

Cullross Ltd initially lodged plans in January 2023 to build 49 affordable homes just off Lour Road, situated beside Forfar Day Care Centre and the former Beech Hill House care home.

The affordable housing specialist acquired the 3.5 acres of land from Angus Council the previous year.

Mark Beaton, director of Cullross, revealed last May that the original application was withdrawn following a review of community feedback, and was resubmitted with several changes, notably around ecology, trees and flood protection. The revised plan scaled back the number of properties to 44.

In April this year, the application was withdrawn.

The company has now completely changed its plans for the use of the site with an eight-home layout. The new proposal will provide seven new build houses consisting of four and five bedrooms as well as the refurbishment of the existing property to provide a four-bedroom house.

According to the application, the revised proposals have been prepared to take on board feedback, significantly reducing property numbers to “align more closely with the local character and meet the expectations of the community and local authority”.

Cullross director Mark Beaton said: “Following a review of community feedback, the previous applications were withdrawn, and we have re-submitted a new application for planning with several changes, notably around property numbers, trees and flood protection. We remain committed to working with the community to address any remaining concerns.”

The project design team includes jmarchitects, Goodson Associates – engineers, Hulley & Kirkwood – MEP consultants and IAS Landscape – landscape architect.

jmarchitects’ Graham Barr added: “jmarchitects are pleased to support our client developing these proposals taking on board feedback received to date altering the proposals to provide a development that’s in keeping with the surrounding environment.”
