Work begins on M8 corridor speculative industrial units

Construction has now started on 105,000 sq ft of prime industrial and logistics space at Shawhead Point in Coatbridge.
Shawhead Point is a joint venture between Wemyss Properties and Westerwood Properties to build four units ranging from 16,000 sq ft to 36,000 sq ft strategically located at the Shawhead Interchange of the A8/A725 and the M8 motorway (J7A).
Construction has commenced, with the first unit expected to be available in November 2025, providing 36,160 sq ft of industrial space with offices, generous yard and parking. The remaining three units (16,488, 18,058 and 34,089 sq ft) will be ready in Q3 2026.
Colliers and Ryden have been appointed joint leasing agents.
Iain Davidson, director of Colliers’ Industrial & Logistics team, said: “The market is crying out for speculative developments of this nature and we anticipate the units will be well received by companies seeking best-in-class industrial accommodation in a prime M8 corridor location.”
Gregor Harvie, partner at Ryden, added: “There are a host of notable occupiers in the area including Alliance Healthcare, Rentokil Initial, HSS Hire, Morrisons, Müller and DHL. Tenants attracted to the new development will be in great company.”
Guy Scott Plummer, managing director of Wemyss Properties, commented: “We are excited to partner on our new development with Westerwood. We have been working for a number of years to bring this to fruition and the timing is now right to be on site bringing forward this type of space to the market.”
According to Craig Watson, director of Westerwood Properties, “We are delighted to be working with Wemyss on this project. There is a natural synergy between the two businesses and we are certain that this will be the start of a long-term relationship. The development at Shawhead is exactly what the market is looking for right now and that is why we have the confidence to be on site speculatively.”
