Work starts on £5.5m development at West of Scotland Science Park

Developer Speyroc has started construction work on the latest building at West of Scotland Science Park in Glasgow.

Scheduled for completion in Q1 2025, the Viridis building will provide both office and laboratory space designed to meet the needs of dynamic, start-up life sciences and technology companies. It will provide space from 4,250 to 17,300 square foot (sq ft) over two floors, with a striking double-height reception area.

The ground floor will be finished to shell with 4m clear internal height, ready for either a laboratory or office fit-out. The first floor and communal areas will be fitted to a high standard, ready for office use.



It will be set in a secure site with 58 parking spaces, including EV charging, and external zones designated for plant and storage. The building offers upgradeable power and servicing options, and a high level of sustainability.

The Park is one of Scotland’s most significant centres for research and development. Viridis is the latest addition to the 61-acre fully serviced site, which is set in mature landscaped grounds on the banks of the river Kelvin.

Speyroc owns the majority of West of Scotland Science Park and has delivered ten new builds and refurbishments on the Park to date. Based on site, they provide hands on management focussed on creating a great environment for collaboration and development.

Future occupiers will join the 40 life sciences companies already based at the Park and be part of a community close to the Beatson Oncology Centre and the Glasgow Centre for Cancer Research.



The joint letting agents for Viridis are Cushman & Wakefield and Colliers.
